Since 1st April 2021 - ALL Tenancies require an ๐„๐ฅ๐ž๐œ๐ญ๐ซ๐ข๐œ๐š๐ฅ ๐ˆ๐ง๐ฌ๐ญ๐š๐ฅ๐ฅ๐š๐ญ๐ข๐จ๐ง ๐‚๐จ๐ง๐๐ข๐ญ๐ข๐จ๐ง ๐‘๐ž๐ฉ๐จ๐ซ๐ญ (๐„๐ˆ๐‚๐‘) ๐Ÿ“:

1๏ธโƒฃ If you are a Landlord without an EICR for your rented property, you ๐ฆ๐ฎ๐ฌ๐ญ have it done... It is a LEGAL requirement ๐Ÿ‘ฉ‍โš–๏ธ
2๏ธโƒฃ Think of it like the MOT on a car ๐Ÿš—: You have a test for a fixed price, then any remedial works required to pass are extra ๐Ÿ”
3๏ธโƒฃ When complete, you are required to supply a copy of the written report to your Tenants ๐Ÿ‘จ๐Ÿ‘ฉ
4๏ธโƒฃ Remedials must be completed within 28 days of the report - sometimes shorter if the breach is considered seriousโš 
5๏ธโƒฃ Local Authorities can enforce ๐ฉ๐ž๐ง๐š๐ฅ๐ญ๐ข๐ž๐ฌ of up to £30,000 per breach! ๐Ÿ’ฐ๐Ÿ’ฐ๐Ÿ’ฐ

๐Ÿ™‹‍โ™‚๏ธ My report says I need a new EICR every 'Change of Tenancy'... Is this correct?... No!

โœ… The regulations require that electrical installations are tested at regular intervals - most EICRs valid for 5 years ๐Ÿฅ‡
โœ… During this time the report REMAINS VALID and can be given to ANY Tenants who move into the property over the period ๐Ÿ†

โŒ There are a small number of inspectors who do not appear to be following the requirements!! ๐Ÿคท‍โ™€๏ธ
โŒ Sometimes the EICR will state, ‘Five years, or until a 'Change of Tenancy’ ๐Ÿ“
โŒ This is a holdover from OLD GUIDANCE for inspections of social housing ๐Ÿ›‘
โŒ 'Change of Tenancy' is not a specific time period therefore it will NOT affect the validity of the EICR ๐Ÿ‘
  
If your report includes, 'Change of Tenancy' speak to the inspector and ask them to contact their trade body, they should re-issue accordingly - NOTE: the validity will not be affected, it's just to avoid confusion ๐Ÿ˜ต
